County actual value is the assessor’s valuation. For 2025–2026, it generally reflects market data as of June 30, 2024, rather than today’s asking price.

The school tax is calculated using a small percentage of the county’s value. You do not need to work this out yourself—the calculator does it for you.

Fair market value is what a property would sell for in an open market. A current market estimate can differ from the county’s value.

Calculation, sources and limitations

The estimate scales the district’s adopted FY 2026/27 budget illustration: $116.59 per year for each $1,000,000 of residential actual value. Annual increase = actual value × 116.59 ÷ 1,000,000. Monthly equivalent = annual increase ÷ 12. The displayed school assessed value is actual value × 7.05%, before exemptions.

These are planning assumptions, not a certified future tax bill. The final levy, taxable value, assessment rules and exemptions can change. This residential estimator does not calculate commercial, mixed-use, exempt or other special classifications. A “no match” search result does not establish that a property is outside R-1. This search covers San Miguel County only; it does not cover R-1 parcels in Dolores County.

Only the returned valuation, classification, tax year and source are cached for up to one hour; the application does not save search histories or owner names. There are no advertising trackers. Edited values are calculated in your browser. Imported values come from the latest billed tax roll, which can lag the assessor’s current record.
